1.0                                        INTRODUCTION

1.1     BACKGROUND OF THE STUDY

Real estate agency practice plays a crucial role in the development and growth of the housing sector in any economy (Ogundijo, 2014). Nigeria, with its growing population and urbanization rate, has witnessed significant growth in its real estate market over the past few decades (Ekundayo et al., 2017). Gwagwalada, one of the area councils in Abuja, Nigeria’s Federal Capital Territory, has experienced a rapid expansion in real estate development due to its proximity to the city center and increasing demand for affordable housing (Ademiluyi & Raji, 2020).

Despite the potential growth in the real estate sector, real estate agency practice in Gwagwalada faces numerous challenges that hinder its development (Ademiluyi & Raji, 2020). These challenges include inadequate access to finance, lack of transparency in property transactions, insufficient training and education, and difficulties in dealing with government regulations (Kupoluyi, 2019; Nubi & Onyekwelu, 2018). Furthermore, the informal nature of the real estate market in Nigeria makes it difficult to access accurate data, which poses additional challenges for real estate agents operating in Gwagwalada (Ademiluyi & Raji, 2020).

In spite of these challenges, real estate agents in Gwagwalada have access to numerous opportunities for growth, such as the increasing demand for affordable housing and the potential to leverage technology in their operations (Kupoluyi, 2019). As the population of Gwagwalada continues to grow, real estate agents who can adapt and innovate are well-positioned to benefit from the expanding market (Ekundayo et al., 2017).

1.2       Statement of Research Problem

Real estate agency practice in Gwagwalada, Abuja, plays a pivotal role in facilitating property transactions and driving the growth of the local real estate market. However, the sector faces numerous challenges that impede its optimal performance and hinder its ability to contribute effectively to the economic development of the area. These challenges include inadequate access to financing, insufficient training and education, lack of transparency in property transactions, and difficulties in navigating government regulations. Additionally, the informal nature of the Nigerian real estate market exacerbates these challenges by making accurate data inaccessible to real estate agents operating in Gwagwalada..

• Aim and Objectives of the Study

Aim:

The aim of this study is to examine the challenges and prospects of real estate agency practice in Gwagwalada, Abuja, with the goal of providing recommendations for enhancing the performance and growth of the sector.

1.5     Significance of the Study

Real estate agents: Professionals who facilitate property transactions by acting as intermediaries between buyers, sellers, landlords, and tenants.

Gwagwalada: One of the area councils in Abuja, Nigeria’s Federal Capital Territory.

Challenges: Difficulties, obstacles, or problems faced by real estate agents operating in Gwagwalada.

Prospects: Opportunities or potential for growth, success, or improvement in the real estate sector in Gwagwalada.

1.8     Background Of The Study Area

Gwagwalada Area Council is one of the six area councils in the Federal Capital Territory (FCT) of Nigeria, with its headquarters located in Gwagwalada town. The area has a rich history that dates back to the pre-colonial era.

Before the creation of the FCT, Gwagwalada was under the Kwali District of the former Abuja Emirate, which is now the Suleja Emirate. The area was primarily inhabited by the Gbagyi and Bassa ethnic groups, who are believed to have migrated from the Benue Valley in search of fertile land and better economic opportunities.

Gwagwalada was officially created on October 15, 1984, and its population has continued to grow steadily. According to the 2006 census, the area council had an official population figure of 158,618 people. The area is known for its historical landmarks, such as the Gwagwalada Rock, and its cultural sites that reflect Nigeria’s rich past.

The town of Gwagwalada is named after the abundance of raffia palms (known as “Gwagwa” in the local dialect) that were found in the area during its early settlement. Over the years, the area has witnessed significant development and transformation, particularly with the expansion of the FCT and the growth of its real estate sector.

Today, Gwagwalada Area Council plays a vital role in the economic, social, and political development of the FCT, and its historical background adds to the cultural diversity and heritage of the Nigerian capital.
