INTRODUCTION
1.1 Background to the Study
Residential buildings constitute an important component of the built environment because they provide shelter, security, privacy and a physical setting for family and community life. Beyond providing accommodation, a residential building is expected to remain functional, safe, durable and reasonably comfortable throughout its service life. However, the performance of a building after completion is influenced by the quality of its design, materials, construction processes, workmanship, supervision and subsequent maintenance. Where defects are incorporated during design or construction, they may become evident after occupation and require corrective interventions that increase the financial burden on owners and occupants. Waziri (2016) established that defects arising from design and construction have substantial consequences for the maintenance requirements of residential buildings and can translate into high maintenance costs and user dissatisfaction. Similarly, Obarisiagbon et al. (2026) identified design and construction flaws, substandard materials, inappropriate use and ineffective management practices as persistent causes of maintenance problems in Nigerian buildings. Thus, the condition in which a residential building is handed over to its users has important implications for its subsequent maintenance requirements and long-term economic performance.
Building defects can occur in different forms and at different stages of a building’s life cycle. They may involve structural elements, roofs, walls, floors, ceilings, doors and windows, plumbing systems, electrical installations, finishes, drainage systems and other building components. Edike et al. In addition, Edike et al. (2021) investigated defects in residential buildings in Abuja’s Ministerial Quarters and identified recurring physical defects experienced by occupants. These studies establish that building defects and maintenance concerns are not new issues in Abuja, but they also demonstrate the continuing importance of investigating how the condition of completed residential buildings influences maintenance requirements.
Despite the evidence of building defects and maintenance problems in Nigeria and Abuja, there remains a need for focused research examining the connection between defects observable in completed residential buildings and the maintenance costs incurred by selected housing estates. Existing studies have examined the causes of defects, maintenance challenges and building performance, but fewer studies have directly concentrated on the extent to which specific defects in completed residential buildings contribute to recurring maintenance expenditure within selected housing estates in Abuja. This distinction is important because the existence of a defect does not necessarily produce the same maintenance consequence in every building; its effect may depend on severity, location, building component, age, frequency of occurrence, quality of previous repairs and maintenance strategy. Research on residential property management in Abuja has also shown that effective management is important for preserving property value and improving occupant and landlord satisfaction (Ijigah & Akinola, 2025). Therefore, examining the types and severity of defects in completed residential buildings and their relationship with maintenance costs can provide useful evidence for developers, estate managers, property owners, maintenance professionals and policymakers seeking to improve the durability, maintainability and economic performance of residential housing estates in Abuja.
1.2 Statement of the Problem
The increasing development of residential estates in Abuja has created a substantial stock of completed housing units that require continuous management and maintenance throughout their service life. However, the condition of a building at completion can significantly influence the nature and frequency of subsequent maintenance. Where defects are present in walls, roofs, finishes, doors, windows, plumbing systems, electrical installations or other components, estate managers may be required to undertake repairs soon after occupation. Evidence from Abuja confirms the persistence of this problem. Almu (1989) identified recurring defects in public residential buildings in several Abuja districts, while Edike et al. (2021) found common problems including wall cracking, fading paint and peeling paint in residential buildings in the Ministerial Quarters. The persistence of these defects raises concerns about whether adequate attention is being given to construction quality, inspection and defect rectification before residential buildings are handed over to occupants.
A second problem concerns the financial consequences of defects after completion. Maintenance expenditure can become substantial when defects are frequent, severe or inadequately addressed. Abubakar et al. (2019) found that poor consideration of maintainability during design and construction in Abuja was associated with high life-cycle costs, frequent maintenance activities and high maintenance budgets. Waziri (2016) similarly established that construction materials, supervision, compliance with specifications and quality control significantly influence residential building maintenance requirements. In practice, defects may require repeated repairs, replacement of components and emergency interventions, thereby increasing the cost of maintaining housing estates. Where maintenance is predominantly reactive rather than preventive, relatively minor defects may remain unresolved until they become more serious. The economic problem is therefore not simply the existence of defects but the cumulative financial burden that defective construction can place on property owners, estate managers and residents.
A third problem relates to the difficulty of identifying whether defects originate from design deficiencies, construction practices, material quality, inadequate supervision, user behaviour, environmental exposure or ineffective maintenance management. Finally, although previous studies have investigated defects and maintenance problems in Abuja, there remains a need for a more focused assessment of selected housing estates that explicitly examines the effects of defects in completed residential buildings on maintenance costs. Almu (1989) provided early evidence of defects in Abuja residential buildings, Edike et al. (2021) examined defects in the Ministerial Quarters, and Abubakar et al. (2019) investigated maintainability considerations in Abuja buildings. However, these studies do not fully establish the contemporary relationship between specific defects in completed residential buildings and the maintenance costs experienced by selected housing estates. This creates a knowledge gap concerning which defects are most prevalent, which defects generate the greatest maintenance burden, how frequently corrective maintenance is required and whether defect severity is associated with increased maintenance expenditure. The present study therefore seeks to investigate defects in completed residential buildings and their effects on maintenance costs in selected housing estates in Abuja, with the aim of generating evidence that can support better construction quality, defect prevention, maintenance planning and sustainable residential property management.
1.3 Purpose of the Study
The main purpose of this study is to examine defects in completed residential buildings and their effects on maintenance costs in selected housing estates in Abuja.
Specifically, the study seeks to:
- identify the common defects present in completed residential buildings in selected housing estates in Abuja;
- assess the major causes of defects in the selected residential buildings;
- determine the frequency and severity of defects experienced in the selected housing estates;
- examine the maintenance costs associated with identified building defects;
1.4 Research Questions
The following research questions will guide the study:

1.5 Research Hypothesis
The following null hypothesis will be tested at the 0.05 level of significance:
H₀: There is no significant relationship between defects in completed residential buildings and maintenance costs in selected housing estates in Abuja.
1.6 Significance of the Study
The study will be significant to residential property developers because it will provide information on the types of defects that may emerge after completion and the implications of such defects for future maintenance expenditure. The findings may encourage developers to place greater emphasis on quality assurance, material selection, supervision and defect inspection before handing buildings over to occupants.
The study will also benefit estate managers and facility managers by providing evidence on common building defects and their maintenance implications. Such information can assist managers in developing preventive maintenance schedules, prioritising urgent repairs and allocating maintenance budgets more effectively.
The study will be useful to architects, builders, engineers and quantity surveyors because it may demonstrate the long-term consequences of design and construction decisions. Understanding the relationship between defects and maintenance costs can encourage professionals to incorporate maintainability and life-cycle considerations into the design and construction process.
The study will also benefit residents and homeowners. Defective buildings can affect comfort, safety, satisfaction and household expenditure. Information from the study may enable occupants to better understand common defects and encourage timely reporting and appropriate maintenance interventions.

It will provide contemporary evidence from Abuja that can support future research into building defects, maintainability, life-cycle costs and residential property management.
1.7 Scope of the Study
The study will focus on defects in completed residential buildings and their effects on maintenance costs in selected housing estates in Abuja, Federal Capital Territory.
The study will examine defects associated with major building components, including walls, roofs, ceilings, floors, doors, windows, finishes, plumbing installations, electrical installations, drainage systems and other relevant building services.
The study will also consider possible causes of defects, including poor workmanship, inadequate supervision, substandard materials, design deficiencies, non-compliance with specifications, environmental exposure, inappropriate use and inadequate maintenance practices.
In relation to maintenance costs, the study will consider expenditure associated with corrective repairs, replacement of defective components, recurrent repairs, emergency maintenance and other defect-related maintenance activities.
The geographical scope will be limited to selected residential housing estates within Abuja. The study will not cover every housing estate in the Federal Capital Territory; instead, selected estates will be used to provide a manageable and representative basis for investigating the research problem.
1.8 Operational Definition of Terms
Building Defect: A fault, deficiency, deterioration or failure in a building component that reduces the building’s intended performance, functionality, appearance, durability or safety.
Completed Residential Building: A residential building that has undergone construction and has been handed over or made available for occupation.
Maintenance: Technical, administrative and managerial activities undertaken to preserve or restore a building and its components to a condition in which they can perform their intended functions.
Maintenance Cost: The financial expenditure incurred in inspecting, repairing, replacing, servicing and preserving building components and facilities.
Corrective Maintenance: Maintenance carried out after a defect or failure has occurred in order to restore a building component to an acceptable working condition.
