INTRODUCTION
1.1 Background to the Study
Property management is an essential aspect of real estate practice concerned with the administration, operation, maintenance, and control of landed properties to achieve the objectives of property owners while ensuring that buildings remain functional, attractive, and suitable for occupation. In residential real estate, property management practices include routine maintenance, rent collection, tenant selection, lease administration, property inspection, repair of building defects, security arrangements, and communication between landlords and tenants. These activities influence the physical condition of a property, its operating costs, occupancy level, and ability to generate rental income. Effective management helps property owners preserve their investments and maintain the quality of accommodation provided to tenants. Conversely, inadequate supervision, delayed repairs, poor financial administration, and weak tenant relations can contribute to deterioration and reduce the competitiveness of residential properties in the rental market (Olaleye & Ajayi, 2009; Abidoye & Chan, 2016).
Rental property value represents the amount of rent a property can reasonably command in the open market under appropriate market conditions. The rental value of residential property is influenced by several factors, including location, building condition, accommodation size, neighbourhood facilities, accessibility, security, and the general demand for housing. Although some of these factors are beyond the direct control of property managers, management decisions can affect the condition and desirability of a property over time. For instance, prompt repairs, proper cleaning of common areas, reliable water and power arrangements where provided, and efficient handling of tenant complaints can improve occupants’ experiences and strengthen the attractiveness of a property. Abidoye and Chan (2016), in their study of residential property values in Lagos metropolis, identified location, neighbourhood characteristics, state of repair, property size, security, and age as important determinants of property value. This suggests that management practices, particularly those that preserve building condition and improve the living environment, deserve attention when examining residential rental values.
Maintenance is one of the major components of property management because residential buildings require regular inspection, preventive maintenance, and timely corrective repairs to remain serviceable. Tenant screening, preparation and enforcement of tenancy agreements, accurate rent records, timely rent collection, transparent service-charge administration, and fair resolution of disputes can help maintain orderly occupation and predictable income. Poor tenant management may result in rent arrears, avoidable vacancies, damage to property, disputes, and increased expenditure on repairs or legal processes. In contrast, professional management can promote clearer communication, establish responsibilities for landlords and tenants, and improve the consistency of property operations. Olaleye and Ajayi (2009) examined property portfolio management practices in Lagos metropolis and found that traditional management approaches were prominent, while the performance of property portfolios varied across the properties and managers studied. Their work suggests the need to examine whether the management practices used for residential properties adequately respond to changing market conditions and the expectations of property owners and occupants.
The Nigerian residential property market operates within a context of urbanisation, changing household needs, construction and maintenance costs, and variations in housing demand and supply. In Lagos State, the concentration of commercial activities, public institutions, employment opportunities, and transport connections has contributed to sustained demand for residential accommodation in different neighbourhoods. However, rental values are not determined by demand alone; the physical quality of buildings, neighbourhood services, property characteristics, and the way buildings are managed can also distinguish one property from another. Ayedun, Akinjare, Omonijo, and Olorunnishola (2019), in their comparative analysis of residential and commercial rental values in Ikeja metropolis, examined rental-value trends over the period 2009–2018 and reported an upward movement in the rental values of both property categories. Such market movements make it important to distinguish between general increases in rent and the contribution that property management practices may make to the performance and rental attractiveness of individual residential properties.
Ikeja is an important urban and administrative centre in Lagos State, with a mix of residential neighbourhoods, commercial activities, public institutions, and transport links. Residential properties in the area vary in building type, age, size, quality, and level of service provision. Consequently, landlords and property managers may adopt different approaches to maintenance, tenant relations, rent administration, security, and the management of shared facilities. Evidence from research on residential property values in Lagos indicates that property condition and neighbourhood characteristics are important alongside location and other physical attributes (Abidoye & Chan, 2016). Research specifically examining rental-value trends in Ikeja also demonstrates the relevance of the area as a distinct property market for studying changes in rental performance (Ayedun et al., 2019). An investigation of selected residential properties in Ikeja can therefore help establish how management practices differ across properties and whether these differences are associated with rental value, occupancy, tenant satisfaction, and the preservation of property condition.
Despite the importance of property management, the relationship between particular management practices and rental property value should not be assumed to be uniform across all properties. A property may command high rent because of its location or building characteristics even where its management is weak, while a well-managed property in a less commercially desirable location may face limits on the rent it can achieve. It is therefore necessary to examine property management alongside relevant property and neighbourhood characteristics rather than treating rent as the product of management alone. Existing studies have investigated property portfolio management in Lagos, determinants of residential property value, and rental-value trends in Ikeja, but these are related yet distinct areas of inquiry (Olaleye & Ajayi, 2009; Abidoye & Chan, 2016; Ayedun et al., 2019). This study, titled “Effect of Property Management Practices on Rental Property Value in Selected Residential Properties in Ikeja, Lagos,” will examine practices such as maintenance management, tenant administration, rent collection, property inspection, and management of shared facilities, with a view to determining their relationship with rental property value in the selected study area.
1.2 Statement of the Problem
Residential property represents a significant investment for landlords and other real estate investors, and its rental performance is important for generating income and sustaining the value of the investment. However, maintaining residential property in good condition requires regular expenditure, effective supervision, appropriate tenant administration, and timely responses to building defects. Where property management is inadequate, repairs may be delayed, shared facilities may deteriorate, tenant complaints may remain unresolved, and the property may become less attractive to prospective occupants. These conditions can affect occupancy, increase operating costs, and place pressure on the rent a property can reasonably command. Research on residential property value in Lagos identifies the state of repair and neighbourhood characteristics among the important determinants of property value, making the management of these features a relevant issue for property owners and practitioners (Abidoye & Chan, 2016).
A further problem is that property management practices may vary considerably among residential properties, even within the same urban area. Some landlords may engage professional estate surveyors and valuers or dedicated property managers, while others may manage their properties directly or rely on informal arrangements. Differences may arise in the frequency of inspections, maintenance planning, record keeping, rent collection, tenant screening, and the administration of shared services. Olaleye and Ajayi (2009) observed that traditional management practices were prominent in the Lagos property-management context they examined and that portfolio performance differed among the properties and managers studied. These findings raise questions about whether existing management approaches adequately preserve property condition and support rental performance in a changing urban market.
In Ikeja, residential rental values may also be influenced by factors that are not directly attributable to property management, including location, property size, building age, neighbourhood security, accessibility, and market demand. Abidoye and Chan (2016) identified several of these characteristics as significant determinants of residential property value in Lagos, while Ayedun et al. (2019) documented upward movements in rental values in Ikeja over the period they studied. As a result, a high rental value does not necessarily demonstrate that a property is well managed, just as a lower rental value does not automatically indicate poor management. Without examining management practices alongside the characteristics of selected properties, landlords and practitioners may find it difficult to determine which management measures are most closely associated with rental value and which outcomes are primarily related to location or other market conditions.
Although previous studies have considered property portfolio management, residential property-value determinants, and rental-value trends in Lagos, further investigation is needed into how specific management practices relate to rental property value in selected residential properties in Ikeja. In particular, the extent to which maintenance management, tenant administration, rent collection, property inspection, and the management of shared facilities are associated with rental value requires systematic examination in the selected study area. A clearer understanding of these relationships could help property owners identify areas for improvement, assist property managers in developing more effective management procedures, and provide useful evidence for estate management practice. This study therefore seeks to investigate the effect of property management practices on rental property value in selected residential properties in Ikeja, Lagos State.
1.3 Aim and Objectives of the Study
The aim of this study is to examine the effect of property management practices on rental property value in selected residential properties in Ikeja, Lagos State.
The specific objectives are to:
- Identify the major property management practices adopted in selected residential properties in Ikeja, Lagos State.
- Examine the extent to which maintenance management practices influence the condition and rental value of selected residential properties.
- Assess the relationship between tenant administration, rent collection, and rental property value in the study area.
- Determine the relationship between overall property management practices and rental property value in selected residential properties in Ikeja, Lagos State.
1.4 Research Questions
The study will be guided by the following research questions:
- What are the major property management practices adopted in selected residential properties in Ikeja, Lagos State?
- To what extent do maintenance management practices influence the condition and rental value of selected residential properties?
- What is the relationship between tenant administration, rent collection, and rental property value in the study area?
- What relationship exists between overall property management practices and rental property value in selected residential properties in Ikeja, Lagos State?
1.5 Research Hypothesis
The following null hypothesis will be tested at the 0.05 level of significance:
H₀: There is no statistically significant relationship between property management practices and rental property value in selected residential properties in Ikeja, Lagos State.
1.6 Significance of the Study
This study will be significant to residential property owners because it will provide information on how maintenance, tenant administration, rent collection, property inspection, and other management activities relate to rental property value. The findings may help landlords identify weaknesses in their management arrangements and make better-informed decisions about maintaining their properties and managing rental income.
The study will also be useful to estate surveyors, valuers, and professional property managers. By examining management practices in selected residential properties, the research may provide evidence to support more systematic maintenance planning, improved tenant communication, proper record keeping, and effective administration of tenancy agreements. Such evidence may assist practitioners in advising clients on the management measures that deserve attention when seeking to preserve property condition and rental performance.
Residential tenants may benefit indirectly from the study because sound management can encourage timely repairs, better-maintained shared facilities, clearer communication, and more orderly relationships between tenants and landlords. The research may also help identify management shortcomings that affect the quality of residential accommodation and the experience of occupants.
Furthermore, the study may serve as a reference for students and researchers in estate management, valuation, housing, and property investment. It may contribute to the discussion of property management and rental value in Lagos by focusing on selected residential properties in Ikeja and identifying areas where further research could be undertaken.
1.7 Scope of the Study
The study will focus on the effect of property management practices on rental property value in selected residential properties in Ikeja, Lagos State. Its geographical scope is limited to selected residential properties within the Ikeja area. The subject scope covers maintenance management, property inspection, tenant administration, rent collection, record keeping, and the management of shared facilities. Rental property value will be considered in terms of the rent associated with the selected properties and, where data are available, relevant indicators of rental performance. The study will consider other property characteristics, such as location, age, size, and physical condition, where necessary to interpret the relationship between management practices and rental value. The study will not assume that property management is the sole determinant of rent, since property characteristics and market conditions may also influence rental values.
1.8 Operational Definition of Terms
Property Management: The administration, operation, maintenance, and supervision of residential properties on behalf of property owners to preserve the property and support its rental performance.
Property Management Practices: The specific activities used to manage residential properties, including maintenance planning, property inspection, tenant selection, rent collection, record keeping, tenancy administration, and management of shared facilities.
Rental Property Value: The amount of rent that a residential property can reasonably command in the rental market under prevailing market conditions.
Residential Property: A building or housing unit intended primarily for people to live in, such as a flat, apartment, bungalow, or detached or semi-detached house.
Maintenance Management: The planning, inspection, repair, and upkeep of a building and its facilities to maintain acceptable physical condition and functionality.
Tenant Administration: The management of relationships and obligations involving tenants, including tenant selection, tenancy agreements, communication, complaints, and compliance with tenancy terms.
