Project – Influence of Property Location on Rental Values of Residential Buildings: A Case Study of Selected Residential Properties in Lekki, Lagos State.
CHAPTER ONE
INTRODUCTION
1.1 Background to the Study
Property is an important component of the built environment and a major investment asset that provides shelter, income, and opportunities for wealth creation. Residential properties, in particular, serve the housing needs of individuals and families while providing rental income to property owners and investors. The rental value of a residential building is the amount of money the property can reasonably command in the open market for occupation over a specified period, subject to prevailing market conditions and the terms of the tenancy. This value is influenced by several factors, including building size, age, condition, facilities, neighbourhood quality, security, accessibility, and location. Akpom (1996), in an empirical analysis of private rental buildings in Lagos, found that both structural and environmental characteristics influenced rental rates. Similarly, Famuyiwa and Babawale (2014) examined 211 detached residential buildings in Lekki Phase 1 and found that physical infrastructure had significant effects on house rents. These findings establish that rental value is not determined by the physical building alone; it also reflects the characteristics of the area in which the property is situated.
Property location is widely regarded as a fundamental determinant of residential rental value because it connects a dwelling to employment centres, commercial activities, schools, healthcare facilities, transport networks, recreational areas, and other urban amenities. A property located close to major employment opportunities or essential services may attract higher demand than a comparable property situated farther away, particularly where transportation is costly or inconvenient. Location also influences the time and expense required to access everyday services, making some neighbourhoods more attractive to tenants than others. In the Lagos property market, Babawale and colleagues’ research on the determinants of residential property value identified location and neighbourhood characteristics among the important factors influencing property values. Specifically, the study by Famuyiwa and Babawale (2016), Critical Determinants of Residential Property Value: Professionals’ Perspective, ranked property location and neighbourhood characteristics among the leading determinants of residential property value in Lagos metropolis. This suggests that an investigation of rental values in Lekki should consider how location-related advantages and disadvantages are reflected in the rents demanded for residential properties.
The relationship between location and rental value can be explained through the economic principle that households make housing choices by weighing the benefits of a particular location against the cost of occupying a property there. A tenant may be willing to pay more for accommodation that reduces commuting time, provides easier access to work, or offers proximity to commercial and social facilities. Conversely, a property located in an area with poor road access, inadequate public services, or limited employment opportunities may need to command a lower rent to attract tenants, all else being equal. This relationship is consistent with the hedonic pricing approach, which treats the price or rental value of a property as the combined outcome of its structural, locational, and neighbourhood attributes. Bamiteko, Ayadi, and Oke (2022), in their investigation of the hedonic housing price model for the Lagos residential market, examined how consumers value housing characteristics. Their work demonstrates the usefulness of analysing residential property as a combination of attributes rather than as a uniform commodity. Accordingly, the present study considers property location as a set of related characteristics, including accessibility, proximity to facilities, neighbourhood quality, and environmental conditions.
Lekki is a significant area for residential property analysis because it contains neighbourhoods with varying levels of infrastructure, commercial activity, housing types, and access to urban services. Residential development across the Lekki Peninsula includes gated estates, apartment buildings, detached houses, and other forms of accommodation serving households with different income levels and lifestyle preferences. Differences in access to major roads, commercial centres, schools, hospitals, recreational facilities, and waterfront or coastal environments may influence the demand for particular residential locations. Osmond, Durodola, Ayedun, and Ogunbola (2014), in their comparative study of rental values in Crown Estate and Victoria Garden City on the Lekki Peninsula, examined differences between restricted-access and open-access gated estates. Their findings showed significant differences in rental values between the two estates and highlighted location as an important feature in residential choice. This evidence supports the need to investigate the influence of location on rental values within selected residential properties in Lekki, while recognising that rental differences may also reflect the quality and characteristics of individual buildings and estates.
Access to infrastructure and neighbourhood services is another important dimension of property location. Roads, drainage, electricity, water supply, waste disposal, telecommunications, and security services contribute to the functionality and attractiveness of residential neighbourhoods. Where such facilities are reliable, residents may enjoy greater convenience and lower daily living costs, which can increase demand for properties in the area. Conversely, poor drainage, inadequate roads, unreliable utilities, and limited public services may reduce residential desirability or increase the cost of occupation. Famuyiwa and Babawale (2014) found that physical infrastructure attributes had significant pricing effects on house rents in Lekki Phase 1, demonstrating that the provision of neighbourhood facilities can be reflected in rental values. Sule (2013), in a study of residential property rental values and infrastructure provision in Abaji, Federal Capital Territory, also discussed the importance of infrastructure and accessibility in the determination of rental values. These studies indicate that the influence of location should be examined not simply by identifying where a property is situated but by assessing the infrastructure and services available within and around its neighbourhood.
Environmental quality and neighbourhood safety also shape the desirability of residential locations and may affect rental values. Tenants generally consider the condition of the surrounding environment, exposure to flooding, waste management, noise, neighbourhood security, and the general quality of residential surroundings when choosing accommodation. In areas affected by flooding or inadequate drainage, tenants may face damage to belongings, disrupted movement, higher maintenance expenses, and concerns about safety. Ajibola, Izunwanne, and Ogungbemi (2012), in their study of flooding and residential property values in Lekki Phase I, found differences in rental values between flooded and non-flooded areas. More recently, research on urban property markets and security risk in Ojo, Lagos, found a positive relationship between neighbourhood security and residential rental values after accounting for other neighbourhood and structural factors. This evidence suggests that the influence of property location involves more than geographical distance: it includes environmental risk, neighbourhood safety, and the general conditions that make an area suitable for residential occupation.
Despite the importance of location, its influence on rental value is not always straightforward because residential rent is determined by several factors operating simultaneously. A property in a prestigious neighbourhood may command high rent partly because it has larger rooms, modern finishes, better security, or more extensive facilities. Meanwhile, a property in a less expensive location may still attract high rent if it is well maintained or offers features that tenants particularly value. Abidoye and Chan (2018), in their work on hedonic valuation of real estate properties in Nigeria, examined the use of property attributes in modelling property values and discussed issues relating to valuation accuracy. Famuyiwa and Babawale (2016) likewise showed that residential property value in Lagos is associated with several characteristics, including location, neighbourhood features, condition, size, security, and age. These findings demonstrate the need to assess location alongside other relevant factors rather than assuming that all rental differences arise exclusively from geographical position. Therefore, this study seeks to assess the influence of property location on the rental values of selected residential properties in Lekki, Lagos State, by examining location-related attributes and their relationship with observed rental values.
1.2 Statement of the Problem
Residential property rental values vary across locations, even where properties appear similar in size, design, and general condition. Such differences may arise from variations in accessibility, proximity to employment centres, availability of infrastructure, neighbourhood security, environmental quality, and access to commercial and social facilities. In a rapidly developing property market such as Lekki, understanding these differences is important to landlords, tenants, investors, estate surveyors, and property managers. Abidoye and Chan (2016) identified property location and neighbourhood characteristics among the leading determinants of residential property value in Lagos metropolis. Similarly, Famuyiwa and Babawale (2014) found that physical infrastructure significantly affected house rents in Lekki Phase 1. However, despite the recognised importance of these factors, it remains necessary to examine how specific location characteristics influence rental values among selected residential properties in Lekki, Lagos State.
A further problem is that property location is a broad concept comprising several interrelated characteristics, making it difficult to determine which factors contribute most to rental differences. Proximity to major roads, commercial centres, schools, healthcare facilities, recreational areas, and public services may increase residential attractiveness, while traffic congestion, poor road conditions, flooding, and inadequate infrastructure may reduce it. Nevertheless, the influence of these factors may vary between neighbourhoods and property types. Osmond et al. (2014), in their comparative study of Crown Estate and Victoria Garden City on the Lekki Peninsula, found significant differences in rental values between the two estates and identified location as an important consideration in residential choice. This suggests that general assumptions about the attractiveness of Lekki may not sufficiently explain differences in the rents of individual properties. A more focused assessment is therefore needed to establish how particular location characteristics relate to residential rental values in the study area.
Another problem concerns the difficulty of separating the influence of location from the physical characteristics of residential buildings. Properties situated in desirable neighbourhoods may also have better finishing, larger floor areas, newer facilities, improved maintenance, and stronger security arrangements. These characteristics may increase rental values independently or reinforce the effects of location. Akpom (1996) found that both structural and environmental attributes influenced residential rental rates in Lagos, while Abidoye and Chan (2018) examined the challenges of predicting property values accurately using the hedonic pricing model. These findings indicate that rental valuation requires careful consideration of the characteristics of individual properties alongside their locations. Without such consideration, landlords may overestimate the contribution of location to rental value, tenants may struggle to assess whether rents are reasonable, and investors may make decisions based on incomplete market information.
Finally, although existing studies have examined property value determinants in Lagos, infrastructure-related rental effects in Lekki, and rental differences between selected estates, there remains a need for a focused assessment of the influence of location on rental values among selected residential properties in Lekki, Lagos State. Famuyiwa and Babawale (2014) investigated the pricing effects of physical infrastructure in Lekki Phase 1, while Osmond et al. (2014) compared rental values in two gated estates on the Lekki Peninsula. Abidoye and Chan (2016) also identified the importance of location, neighbourhood characteristics, property condition, size, security, and age in residential property valuation. These studies provide a useful foundation, but an assessment of selected residential properties can help clarify the relationship between location attributes and rental values while taking relevant property characteristics into account. The study therefore seeks to provide evidence that can support more informed rental valuation, property investment, and residential accommodation decisions in Lekki.

This information may assist them in setting rents that reflect prevailing market conditions and identifying improvements that could enhance property appeal.
Tenants and prospective tenants: The findings may help tenants assess the factors contributing to rental differences between neighbourhoods. Understanding the relationship between location and rent may support more informed decisions about affordability, commuting expenses, access to essential services, and residential preferences.
Estate surveyors and valuers: The study may provide evidence that supports more informed rental valuation and market appraisal. It may help practitioners assess the relative importance of location attributes while distinguishing their effects from those of building size, condition, age, and facilities.
Property investors and developers: The findings may assist investors in identifying location characteristics that influence rental demand and income potential. Developers may also use the findings to assess the importance of accessibility, infrastructure, neighbourhood quality, and environmental conditions when selecting sites for residential developments.
Government and urban planners: The study may provide information on how neighbourhood infrastructure and public services relate to residential rental values. This may support planning decisions concerning road networks, drainage, security, environmental management, and the provision of essential urban facilities.
Researchers and students: The study may contribute to the literature on residential property valuation and urban housing markets in Nigeria. It may also serve as a reference for further investigations into rental value determinants in Lekki and other parts of Lagos State.
1.7 Scope of the Study
The study focuses on the influence of property location on rental values of selected residential properties in Lekki, Lagos State, Nigeria. The geographical scope covers selected residential properties within the Lekki area as defined by the study’s sampling framework.
The content scope includes accessibility, proximity to commercial centres and essential services, neighbourhood infrastructure, security, environmental quality, and other location-related characteristics that may influence rental values. It also considers relevant structural characteristics, including property type, size, age, condition, and available facilities, to help distinguish the influence of location from other determinants of rent.
The study will obtain information from relevant property records and, where appropriate, landlords, tenants, estate agents, and registered estate surveyors and valuers. The study is limited to residential rental values and does not primarily investigate commercial or industrial property rents, land sale prices, or owner-occupied property values.
1.8 Limitations of the Study
The study may face limitations relating to access to reliable rental records, willingness of property owners and agents to disclose rental information, and variations in the methods used to determine asking rents and actual rents paid. Some advertised rents may differ from the amounts eventually agreed upon between landlords and tenants.
Another limitation may arise from differences in property characteristics. Even within the same neighbourhood, residential properties may vary in size, age, design, condition, security arrangements, and available facilities. These differences may complicate efforts to isolate the influence of location.
Time and financial constraints may also affect the number of properties that can be inspected and the amount of information collected. To minimise these limitations, the researcher will use a consistent data collection procedure, compare information from available sources, and clearly define the location and property characteristics examined. Findings will be interpreted within the limits of the sample and the data collected.
